We understand not only how to preserve wealth, but grow it while distributing income along the way. Our investments are a hedge against inflation, tax friendly, earn a healthy return (see our case studies), and allow a diversified investment portfolio with real estate without the active property management nightmares. • Income, Growth and Impact Fund

• Targeting 100+ unit communities, typically value-add, in central Kentucky & north Texas

• Target IRR minimum 12% (historically higher, see case studies)

• Preferred Return minimum 7%

• 70/30 LP/ GP Split with catch up

• GP Fully Aligned with LPs 

  • GP catch up after LPs receive the preferred return

  • GP actively invests alongside the LPs as an LP

  • No Acquisition Fee (Eden does not earn a profit from an acquisition)

  • 1% Disposition Fee 

  • 0 to 1% Asset Management Fee

• Liquidity option after 1 year

• Minimum investment $100,000 from accredited investors only through approved offering docs
