• Income/Growth and Impact Fund

• Evergreen fund with diversification, a Dividend ReInvestment Plan (DRIP), and liquidity options

• Target IRR minimum 12% (historically higher)

• Preferred Return minimum 7%

• 70/30 LP/ GP Split with catch up

• GP Fully Aligned with LPs 

  • GP catch up after LPs receive the preferred return

  • GP actively invests alongside the LPs as an LP

  • No Acquisition Fee (Eden does not earn a profit from an acquisition as all expenses are not reimbursed) (this fee is different from a commission to another broker outside of Eden)

  • 1% Disposition Fee 

  • 0 to 1% Asset Management Fee
